Is it a good time to buy or sell??? The answer may surprise you a little bit. I personally think it is a good time to buy and to sell. Fox 13 News reported, " The inventory of homes for sale in Salt Lake County in February fell to 5,161 units, down 30 percent from 7,418 units in February 2011." There is now a 5.2 month supply of homes on the market and a 5 to 6 month supply is considered a normal market.
So the market has definitely picked up and I have seen 6 or so multiple offer situations on homes in the past 3 weeks alone. At the same time there are still some really good deals out there and interest rates are still at an all time low!

2012 SALT LAKE HOUSING FORECAST
At the beginning of each year the Salt Lake Board of Realtors has a housing forecast for Salt Lake City County. This year the speaker was James Wood who is the director of the University of Utah's Bureau of Economic and Business Research.
So if you are wondering what this year will hold in Salt Lake County, James Wood predicted that homes sales would rise 15%. He also predicted that home prices would decrease 3% to 5% in 2012. He did predict the prices would fall the first half of the year while during the second half of the year home prices would stabilize.

HOME SALES IN SALT LAKE COUNTY
Salt Lake County homes sales were up 38% this August compared to August of last year according to the Salt Lake Board of Realtors. So does this mean that the housing market is turning around? My answer is not necessarily. It is a good sign that home sales were up in August, but at the same time the Salt Lake Board of Realtors reports that homes sales in the second quarter of 2011 were down 11.4% compared to the second quarter in 2010. One factor that impacted this statistic was the $8,000 tax credit that was available to many buyers last year.
It is my personal opinion that the market may still be volatile for some time, but will eventually start to rebound. At the same time interest rates are at an all time low and home prices are very affordable.
